Nebraska winters run this cycle for months. Moist indoor air leaks up, freezes onto the roof deck, then melts during a thaw and soaks the sheathing and the top of the insulation.

Lincoln winters are long and cold. January lows average in the teens and the city sits in climate zone 5A. Meanwhile your living space is held at 68 to 72 degrees and it is full of moisture: showers, cooking, dishwashers, laundry, houseplants, aquariums, and in many homes a furnace humidifier running all season to stop the dry-air nosebleeds.

Warm air rises and it leaks. It leaks through recessed can lights, around bath fan housings, through the attic access hatch, along top plates where the drywall meets the wall framing, around plumbing vent stacks, and through wire penetrations. Every one of those is a small hole, and together they move a surprising volume of moist air into the attic.

Up there the roof deck is sitting at whatever the outdoor temperature is, sometimes 10 or 15 degrees on a clear January night. The moisture in that rising air hits the cold sheathing and freezes onto it. You get a layer of frost on the underside of the roof, often heaviest on the north slope where the sun never hits.

Then Nebraska does what Nebraska does and hits 50 degrees in the middle of February. The frost melts. Now the sheathing is soaked, the water drips down into the insulation, and the whole assembly stays damp long enough for growth to establish. Repeat this freeze-thaw cycle a dozen times a winter for several years and you get the staining you are looking at.

Bathroom fans venting into the attic

This deserves its own paragraph because it is so common and so damaging. If a bath fan terminates inside the attic instead of through the roof or a gable wall, it is pumping shower steam directly onto the sheathing every day. In older Lincoln housing stock, and in homes where a bathroom was remodeled by whoever was cheapest, this is a frequent finding. The same goes for a dryer vent that has come apart in the attic. A contractor should check both on the first visit.

Ice dams

Ice dams are the outdoor version of the same failure. Heat escaping through the ceiling warms the roof deck, snow melts, the water runs down to the cold eave, refreezes and builds a dam. Water then backs up under the shingles and into the sheathing and the top of the wall. Lincoln gets enough snow and enough freeze-thaw swing to produce these regularly, and the moisture they drive into the structure feeds attic and top-floor wall mold.

Why cleaning alone is a waste of money

An attic mold job that consists only of cleaning the sheathing is a cosmetic treatment. The staining will come back, because the air and moisture path that created it is still there. A proper job has three parts and a contractor should quote all three.

1. Air sealing the ceiling plane

This is the actual fix. Sealing the leaks between the living space and the attic stops the moisture from getting up there in the first place. That means sealing around top plates, wire and pipe penetrations, the attic hatch, and can lights, using appropriate materials rated for the location. It also means making sure bath fans and dryer vents terminate outside the building, not into the attic.

2. Correcting ventilation

A vented attic in this climate needs balanced intake and exhaust so that outdoor air moves through and carries moisture away. Blocked soffit vents are extremely common, usually because blown insulation was pushed into them during an energy upgrade. Baffles keep that channel open. Ridge vent without adequate soffit intake does not work well, because there is nothing feeding it.

3. Treating or removing the affected material

Roof sheathing is usually cleaned in place rather than replaced, unless it has lost structural integrity from prolonged wetting. Methods include HEPA vacuuming, controlled abrasive cleaning such as soda or dry-ice blasting, and antimicrobial application. Insulation that got soaked generally comes out and gets replaced, both because it is contaminated and because wet insulation stops insulating.

Ask for the moisture source in writing

Before you sign, ask the contractor to state in the estimate what they believe is driving the moisture and what they are doing about it. If the answer is only "clean and treat sheathing," you are buying a repeat visit in three years.

How attic mold affects a Lincoln home sale

Attic staining shows up in home inspections constantly, and it stops deals. A buyer's inspector notes possible microbial growth on the roof sheathing, the buyer's agent asks for a specialist evaluation, and suddenly you are negotiating under time pressure.
