Step 3: The contractor contacts you and inspects

Usually the same day or the next business day, faster when there is active water. They look at the affected area, take moisture readings, and identify what they believe the water source is. Some situations call for lab sampling; see mold inspection and testing.

Step 4: You get a free written estimate and you decide

Written matters. A verbal number you cannot compare against another verbal number is not an estimate, it is a conversation. Ask for scope in writing, including what material is being removed, how the area will be contained, what is being done about the moisture source, and whether verification testing is included.

What the actual remediation looks like

Once you hire someone, a proper job runs the sequence above. Assess and document. Find and fix the water. Contain the work area under negative pressure with HEPA filtration. Remove the colonized porous material and clean what stays. Dry the structure down and verify the result with clearance testing. Skipping the water source means it comes back. Skipping verification means nobody can prove it worked.
