Why crawl spaces are less common here, and why that matters
Lincoln is a basement city. Frost depth in this part of Nebraska runs around 42 inches, so footings have to go well below grade, and once you are excavating that deep it costs relatively little to keep going and pour a full basement. That is why most Lincoln houses have one.
Crawl spaces show up in specific situations: room additions built onto older homes, porches converted into living space, some post-war and mid-century ranch construction, manufactured and modular homes, cabins and rural properties across Lancaster, Saline, Seward, Gage and Cass counties, and many houses in the smaller surrounding towns. Because they are less common here, they get inspected less, they get insulated worse, and they get ignored for decades.
The summer condensation trap
Here is the mechanism. In July and August the outdoor dew point in southeast Nebraska sits in the upper 60s and often reaches the low 70s. That is Gulf moisture arriving on southerly flow, plus a real contribution from the surrounding cropland: plants release water vapor through their leaves, and across a region planted this heavily that evapotranspiration measurably raises regional dew points during the hottest weeks of summer.
Under your house, the crawl space floor and the lower foundation walls sit at roughly ground temperature, somewhere in the 55 to 65 degree range. Open foundation vents let that 72-degree dew point air pour in. It touches a 58-degree surface. Water condenses out of it, onto the ductwork, onto the floor joists, onto the subfloor, onto the insulation. Every warm humid day adds more.
The old rule that crawl spaces should be vented came from a different assumption about climate and construction. In a humid continental summer it does the opposite of what it promises. Modern building science in this climate generally favors sealing the crawl space, controlling ground moisture with a vapor barrier, and conditioning or dehumidifying the space instead.
The other moisture source: bare dirt
If your crawl space has an exposed soil floor, it is evaporating groundwater into the air under your house continuously. A surprising volume of water moves through a dirt crawl space floor over a year. A proper vapor barrier stops that transfer, which is why it is the first item in almost every crawl space scope.
What a full crawl space mold job looks like
Remove the contaminated material
Fiberglass batt insulation stapled between floor joists is the classic failure. It absorbs moisture, sags, holds water against the subfloor and grows mold on the paper facing. In a wet crawl space it usually comes out entirely. Any cardboard, stored paper goods and organic debris comes out too.
Clean the wood
Joists, subfloor underside, sill plates and beams get HEPA vacuumed and cleaned. Depending on severity, contractors use damp wiping with an appropriate cleaner, controlled abrasive methods such as soda or dry ice blasting for heavier growth, and antimicrobial application. Structural members that have decayed rather than just been colonized need a carpenter, not a cleaner.
Install a vapor barrier
Heavy polyethylene sheeting across the entire soil floor, seams overlapped and sealed, run up the foundation walls and mechanically fastened. This is the single most valuable component of the job and it should be specified by thickness in the estimate.
Seal the vents and air seal the rim
In an encapsulated approach, the foundation vents get closed and sealed, and the rim joist area is air sealed and insulated. The rim joist is a major leakage point in Nebraska houses and a frequent condensation surface in its own right.
Control the humidity that remains
A sealed crawl space needs a moisture control strategy: usually a dedicated dehumidifier sized for the space and plumbed to a drain or a condensate pump, sometimes a supply air connection from the HVAC system. Ask how the unit drains. A dehumidifier emptying into a bucket nobody checks is not a solution.
Fix the water getting in from outside
Grading that slopes toward the house, downspouts dumping at the foundation, a failed or missing perimeter drain, or a sump pump that cannot keep up. See moisture source repair. Without this step the rest is temporary.
Encapsulation is not automatically the answer
Encapsulation is often the right call in this climate, but it is a significant expense and it is oversold. If your crawl space is dry, has a decent vapor barrier and shows no growth, you may not need it. Get a contractor to measure the actual humidity and surface temperatures rather than quoting encapsulation on sight. Ask what the readings were.

A full job with insulation removal, structural wood cleaning, a sealed liner up the walls, vent sealing, rim joist air sealing and insulation, and a dedicated dehumidifier is a substantially larger one.
When you compare estimates, make sure they cover the same work. Ask each contractor to specify the thickness of the vapor barrier material, whether it runs up the walls and how it is fastened, whether seams are sealed, whether the vents are being sealed, what happens to the existing insulation, how the dehumidifier drains, and whether the exterior drainage and grading work is in the contract or excluded. Two bids that look far apart are frequently just describing two different jobs.
